Quick answer: A WhatsApp AI agent for real estate replies to portal and Click to WhatsApp ad enquiries, qualifies on budget, suburb and finance, books inspections and hands hot buyers to the listing agent, within Meta’s 24-hour window and template rules. Since 1 October 2026 a reminder costs A$0.0148 and a listing alert A$0.1095 to Australian numbers. Zian AI is our pick; LeadsNow.ai is done-for-you.
Disclosure: zian.ai publishes this guide, Zian is our product and LeadsNow.ai runs on Zian. Every other vendor fact below was read on that vendor’s own pages on 16 October 2026; the method is in the methodology section.
Where Zian fits for a real-estate agency
Zian AI is the platform we recommend when an agency’s enquiries arrive on WhatsApp and on the phone, because one agent covers both: its AI receptionist answers inbound calls 24/7 (qualifying, booking, transferring and taking messages) and its agents follow up on WhatsApp, SMS, email, Instagram DMs and Facebook Messenger. LeadsNow.ai is the done-for-you choice for agencies that want booked inspections without running software.
A signboard call, a portal enquiry and a Click to WhatsApp ad lead are often the same buyer on three routes. Zian’s SmartReach AI™ decides the message, channel and timing of each follow-up, so the touch after a closed WhatsApp window can be a call or an SMS instead of another paid template, and PrecisionPitch AI™ split-tests scripts against booked outcomes. Zian supports 30+ languages, connects to calendars and to HubSpot, Salesforce, HighLevel and Zapier, and lists human-in-the-loop approvals among its features. Its published results include a 2,736% increase in lead contact rates and 50,769+ qualified sales appointments set. The honest gap: Zian is in partnership-application beta with no public price, and it does not publish a real-estate WhatsApp page or an in-product template-submission tool.
What a WhatsApp AI agent for real estate has to do
An agency needs six jobs done on WhatsApp, in this order of commercial value:
- Reply to the enquiry first. Buyers who message from a Click to WhatsApp ad, a portal’s WhatsApp button or a signboard QR code expect an answer while they are still looking at the photos.
- Qualify in the chat. Buy or rent, suburb, budget, finance pre-approval, timeframe, and whether they must sell first, written to the CRM against the listing.
- Book the inspection or private viewing against real calendar slots, and handle reschedules and cancellations without a person.
- Confirm and remind. A confirmation in the chat, and a day-before reminder that usually falls outside the 24-hour window, so it must be a template.
- Send listing alerts to opted-in buyers: marketing under Meta’s rules and, in Australia, commercial messages under the Spam Act.
- Hand the hot buyer to the listing agent with the answers attached; price opinions, offers and negotiation stay with a licensed person.
The seventh job is the phone: portal and signboard enquiries still arrive as calls, and a WhatsApp-only agent leaves them ringing out after hours. The phone side, including which enquiry types must go to a licensed agent, is covered in our guide to AI call handling for Australian real estate agencies.
The Enquiry-to-Inspection Message Map
The Enquiry-to-Inspection Message Map is the table to configure a real-estate WhatsApp agent against: each message moment, who opens it, Meta’s category and whether Meta charges. Rates are Meta’s AUD card effective 1 October 2026 for Australian (+61) numbers, in Meta’s “Rest of Asia Pacific” region.
| Message moment | Who opens it | What Meta treats it as | Charged? | Meta fee to a +61 number |
|---|---|---|---|---|
| Buyer taps a Click to WhatsApp ad on a phone and asks about a listing | Buyer | Your AI reply is a service message | No, if you reply inside the 24-hour window: that reply opens a free entry point window of up to 7 days | A$0.0000 |
| Buyer messages from a portal or website WhatsApp button | Buyer | Service message | First 1,000 service messages per business phone number each month are free, then charged | A$0.0000, then A$0.0148 |
| Portal enquiry arrives by email or lead feed; agency opens on WhatsApp | Agency | Template. Utility only if non-promotional and the buyer asked to continue on WhatsApp; otherwise marketing | Yes | A$0.0148 (utility) or A$0.1095 (marketing) |
| Qualification questions while the buyer is chatting | Inside an open window | Service message | Free tier, then charged | A$0.0000, then A$0.0148 |
| Inspection confirmation | Agency | Utility template, if non-promotional and specific to that booking | Yes, even inside the window since 1 October 2026 (free only inside a free entry point window) | A$0.0148 |
| Day-before reminder, window closed | Agency | Utility template | Yes | A$0.0148 |
| Inspection moved or cancelled by the agency | Agency | Utility template | Yes | A$0.0148 |
| “Still interested in the property?” after silence | Agency | Marketing template | Yes | A$0.1095 |
| New listing, price change or open-home alert | Agency | Marketing template (promotes or recommends a property) | Yes; per-user limits may stop delivery; not delivered to US numbers | A$0.1095 |
| Feedback request about that buyer’s inspection | Agency | Utility, if specific to the inspection; a generic survey is not | Yes | A$0.0148 |
| Listing agent takes over in the thread | Inside an open window | Service message (a person, not a template) | Free tier, then charged | A$0.0000, then A$0.0148 |
| Meta Business Agent reply (Meta’s own AI) | Inside an open window | Meta Business Agent message | Yes, including inside a free entry point window | US$2.00 per 1M tokens; Meta estimates about 4–5 US cents a message |
Ad leads are nearly free on Meta’s side, booking messages cost a cent and a half, and every alert or nudge after a buyer goes quiet costs about seven times a reminder (A$0.1095 against A$0.0148).
Which Meta rules decide what the agent may send
Five rules Meta publishes decide what the agent may send (read on 16 October 2026):
- The 24-hour customer service window. Meta’s pricing documentation (updated 30 September 2026) says that when a user messages or calls you, “a 24-hour timer called a customer service window starts”, resetting with each new message or call. Outside it, only templates.
- Template categories. Meta’s template categorisation guidelines say a utility template must be non-promotional and must also be either “specific to or requested by the user” or essential to them. Marketing templates promote or recommend “offers, products, or services”. A utility template continuing a conversation that “began in another channel” needs the user to have asked to move to WhatsApp. Meta decides the category and can change utility to marketing.
- Opt-in. The WhatsApp Business Messaging Policy (last updated 23 September 2026) allows contact only if a person has given you their number or username and you have opt-in permission to send them messages or calls. You are “solely responsible” for the opt-in method’s legality and must respect opt-outs made on or off WhatsApp.
- Escalation. Automation inside the window must come with “prompt, clear, and direct escalation paths”. The policy lists six, from in-chat human transfer to a phone number or support form; for an agency, in-chat transfer to the listing agent keeps the buyer.
- Marketing limits. Meta’s per-user marketing limits page says WhatsApp may cap marketing templates per person based on several factors, including their recent marketing read rate and how many messages are already in their inbox, and “does not currently deliver marketing template messages” to United States (+1) numbers, so a US brokerage cannot rely on WhatsApp listing alerts.
The free entry point window needs the buyer to message from a Click to WhatsApp ad “using a device running our Android or iOS app” and you to reply inside the customer service window; it lasts “up to 7 days”. Meta’s own pages disagree as at 16 October 2026: the WhatsApp Business pricing site still says “we do not charge for service messages” and describes a 72-hour free window that also covers a Facebook Page call-to-action button, while the developer documentation and the October rate cards charge service messages and describe up to 7 days. We used the developer documentation and the rate cards. If you have not yet set up a number and a Messaging account, our walkthrough of how to apply for WhatsApp Business API access covers the steps before any of this applies.
What one agency’s WhatsApp month costs on Meta’s October 2026 rate cards
Illustrative inputs, not measured results: one business number, one month, Cloud API direct, each market’s own-currency card; partner fees, AI costs and ad spend excluded.
- 80 Click to WhatsApp ad leads on phones get 8 AI replies each (640 service messages); their bookings and reminders fall inside the free entry point window.
- 220 portal enquirers asked for WhatsApp and get a utility opener. 130 reply and get 8 AI replies each (1,040 service). 45 book and get a confirmation and a reminder (90 utility). The 90 non-repliers get one marketing follow-up.
- 400 opted-in buyers get 4 listing alerts each (1,600 marketing); 80 reply and get 4 AI replies each (320 service).
| Line | Messages charged | Australia (AUD card) | UAE (AED card) | UK (GBP card) |
|---|---|---|---|---|
| Marketing rate / utility and service rate | A$0.1095 / A$0.0148 | AED 0.2115 / AED 0.0576 | £0.0458 / £0.0159 | |
| Utility openers to portal enquirers | 220 | A$3.26 | AED 12.67 | £3.50 |
| Inspection confirmations and reminders | 90 | A$1.33 | AED 5.18 | £1.43 |
| Marketing follow-ups to non-repliers | 90 | A$9.86 | AED 19.04 | £4.12 |
| Listing alerts | 1,600 | A$175.20 | AED 338.40 | £73.28 |
| Service messages outside the ad window: 1,360 less 1,000 free | 360 | A$5.33 | AED 20.74 | £5.72 |
| Ad-lead replies, confirmations and reminders in the free entry point window | 0 | A$0.00 | AED 0.00 | £0.00 |
| Meta total for the month | 2,360 | A$194.97 | AED 396.03 | £88.06 |
| Marketing templates as a share of the total | 1,690 | 94.9% | 90.3% | 87.9% |
The Australian arithmetic: 220 × 0.0148 = 3.256; 90 × 0.0148 = 1.332; 90 × 0.1095 = 9.855; 1,600 × 0.1095 = 175.20; 360 × 0.0148 = 5.328. The sum is A$194.971, or A$194.97. Marketing is 9.855 + 175.20 = 185.055, which is 94.9% of the total. The UAE and UK columns apply the same counts to those cards.
Two sensitivities. First, we could not find on Meta’s pricing page whether service messages inside a free entry point window count towards the 1,000 free ones. If they do, 1,000 service messages are charged instead of 360, and the totals rise to A$204.44, AED 432.89 and £98.23. Second, if Meta treats the portal opener as marketing, the Australian total becomes A$215.81. Either way, listing alerts are the bill: fewer, better-matched alerts save more than shorter replies. The general rate-card rules are in our breakdown of WhatsApp Business API cost per message for AI agents.

Marketing law on top of Meta’s rules: Australia and the UK
Australia: Spam Act 2003. The Spam Act 2003 (Compilation No. 10, the version served as latest on 16 October 2026) defines an electronic message to include one sent to an “instant messaging account” (s 5(1)), and excludes voice calls over a standard telephone service (s 5(5)). A message is commercial if one of its purposes is, among others, “to offer to supply land or an interest in land” or “to advertise or promote land or an interest in land” (s 6(1)(g) and (h)). Section 16 bars sending one with an Australian link unless it is a designated message or the recipient consented (it also excuses a message sent by mistake, and one where the sender did not know and could not with reasonable diligence have found out that it had an Australian link). Consent is express, or reasonably inferred from the conduct and the business and other relationships of the person concerned, and not from the mere fact that a number has been published (Schedule 2, clauses 2 and 4; clause 4(2) makes a narrow exception for conspicuously published work addresses, limited to messages relevant to that person’s work role). Section 17 requires the message to identify who authorised it and to include contact details reasonably likely to be valid for at least 30 days; section 18 requires a conspicuous unsubscribe facility that works for at least 30 days, unless the message is designated or a contract with the recipient is inconsistent with it. Withdrawal of consent takes effect after 5 business days (Schedule 2, clause 6), though WhatsApp expects opt-outs respected at once. A purely factual confirmation with only the permitted sender details can be a designated message (Schedule 1, clause 2); one that promotes other listings is not.
United Kingdom: PECR regulation 22. Regulation 22 of the Privacy and Electronic Communications Regulations 2003 applies to unsolicited direct marketing by electronic mail to individual subscribers, which regulation 2 defines as any text, voice, sound or image message sent over a public electronic communications network that can be stored until the recipient collects it. It needs prior consent unless the soft opt-in applies: details obtained in the course of a sale or negotiations for a sale, marketing of the sender’s similar products or services only, and a simple way to refuse at collection and in every message (a charity exception was added from 5 February 2026). The ICO’s guidance says the rule covers texts, “direct messages via social media or any similar message that is stored electronically”; it does not name WhatsApp, and it notes the guidance is under review after the Data (Use and Access) Act. The soft opt-in does not apply to prospective customers, so ask an enquirer for specific consent to alerts in the first reply.

Best WhatsApp AI agents for real estate, ranked
Inclusion rule, applied to every row: each cell states what the vendor publishes on its own pages, read on 16 October 2026 (for Zian, its published capability list). “Not stated” means ask, not that the product cannot do it. Vendors qualified if their own pages show an AI agent answering on WhatsApp. LeadsNow.ai, a managed service, follows the table. For the same question across all sales teams, not just agencies, see our ranking of the best WhatsApp AI agent for sales.
| # | Platform | Own real-estate page | Qualifies and answers listing questions | Books viewings | Hand-off to a person | Phone calls and other channels | Plan or price note (own page) |

| 5 | respond.io | Yes: property viewings FAQ and real-estate guide | Answers from listing information; qualifies on your criteria | Booking link (Calendly, Cal.com) or an API connection to a scheduling system | Routes to an AI agent, person or team | WhatsApp calls (its Voice AI Agents can answer them); Instagram, Facebook, TikTok, SMS and email in one inbox | AI Agents from the Growth plan; no markup on Meta rates |
| 6 | Wati | Yes: “Wati for real estate” page | Qualifies leads; captures leads from Click to WhatsApp ads | Yes: books end-to-end; calendar integrations; reschedules | Assigns the best leads to the right sales rep | Astra agents on web, WhatsApp and voice | Astra AI Agents are an add-on, priced separately |
| 7 | Kommo | Yes: real-estate customer cases | Answers questions; fills lead cards and updates pipeline stages | Yes, on the Pro plan (“AI appointment booking”) | Assigns tasks to the right team member | WhatsApp, Instagram, TikTok | Up to 3 AI agents on Advanced; booking on Pro |
From the table: four of the five other vendors (AiSensy, respond.io, Wati and Kommo) publish a real-estate page. Every row publishes a booking route and a way to bring in a person. Zian states an AI receptionist for ordinary phone calls; Wati lists voice for its Astra agents and respond.io supports WhatsApp calls.
1. Zian AI: best for agencies whose enquiries arrive by WhatsApp and by phone
One agent for the WhatsApp thread and the phone line, as described above. Weaker: beta, no public price, and no published real-estate WhatsApp page or template-submission tool.
2. LeadsNow.ai: best done-for-you option
LeadsNow.ai is a managed AI appointment-setting and lead-generation service that runs on Zian. It works on a pay-per-result basis, answers leads in under 60 seconds, 24/7, and reports 50,769+ appointments. Choose it if nobody in the office has time to write templates and tune an agent.
3. Meta Business Agent: best free starting point inside Meta’s own apps
Meta’s announcement of 3 June 2026 says its Business Agent can answer questions, recommend from a catalogue, “book appointments and qualify incoming leads”, close sales, and “let you decide when a team member steps in”, and that getting started is free, with paid subscriptions to follow. It is the honest first test for a sole agent. Weaker: on the Business Platform its replies are charged per token, even inside the free entry point window, and the examples Meta gives of the “hundreds of systems” its Business Agent Platform connects to are Shopify, Zendesk and Shopee; its announcement names no property CRM.
4. AiSensy: best ready-made real-estate agents
AiSensy publishes two real-estate agents. Its Property Enquiry agent asks about location, budget, configuration and timeline, answers from your listing details and lets you choose which listings it may suggest, so a sold property cannot resurface. Its Site Visit agent books, reschedules and cancels visits in free calendar slots, and the AI agents page lists human handoff. Weaker: the examples target Indian project sales (English, Hindi, Hinglish), and each AI reply uses one AI Message from your plan after 500 free test messages.
5. respond.io: best for multi-branch teams routing buyers to agents
respond.io’s property viewings FAQ says its AI Agents answer from listing information, qualify on your criteria, route buyers to an AI agent, person or team, and arrange viewings by handoff, a Calendly or Cal.com link, or an API connection. Its AI Agents page says it adds no markup to Meta’s rates. Weaker: AI Agents start on the Growth plan (respond.io pricing), and respond.io itself says that if you only need to show viewing slots, “a simpler booking calendar may cover the requirement”.
6. Wati: best for Click to WhatsApp lead capture
Wati’s real-estate page sells property-visit planning and automated reminders, and its AI Agents page says the agents capture leads from Click to WhatsApp ads, qualify them, assign the best ones to the right sales rep and book appointments through your calendar. Weaker: its pricing page lists Astra AI Agents as an add-on, priced separately from the inbox plans.
7. Kommo: best when the CRM and the agent should be one product
Kommo publishes real-estate customer cases, and its AI agent page says the agent fills lead cards, updates pipeline stages, assigns tasks and books appointments across WhatsApp, Instagram and TikTok. Weaker: its pricing page lists AI agents from the Advanced plan but AI appointment booking only on Pro, so inspection booking needs the higher plan.
How we chose: methodology and disclosure
Methodology. On 16 October 2026 we walked the sitemaps of respond.io, Wati, AiSensy and Kommo for real-estate, AI-agent and pricing pages and read them, and read Meta’s Business Agent announcement. Meta’s developer pages do not serve to our tools, so we read Internet Archive HTML captures of 27 September and 12 October 2026 (not the stale Markdown exports) and downloaded the rate cards Meta links. Interakt blocked our requests and HighLevel was not read, so neither is ranked. We ran no pilots, so nothing here measures conversation quality. These are the five vendors we compared, not a sweep of the category.
Disclosure. zian.ai publishes this list and appears in it. Zian is ranked first on its published capabilities and LeadsNow.ai runs on Zian, so we have a commercial interest in both; we have no relationship with Meta, AiSensy, respond.io, Wati or Kommo.
Frequently asked questions
Can a WhatsApp AI agent message a buyer after 24 hours?
Only with an approved template. WhatsApp’s Business Messaging Policy says you may reply without a template “as long as it’s within the 24-hour customer service window, which opens and resets with each user message”, and that outside it you may only send approved Message Templates. So a day-before reminder is a utility template and a “still interested?” nudge is marketing. Source: WhatsApp Business Messaging Policy, last updated 23 September 2026.
Is an inspection reminder a utility or a marketing message?
A reminder about an inspection the buyer booked fits Meta’s utility test: it must be non-promotional and specific to or requested by the user. Add a line about other listings and it becomes marketing. Meta, not the agency, makes the final call and can recategorise a utility template as marketing. On Meta’s AUD card that is the difference between A$0.0148 and A$0.1095 to an Australian number.
Are Click to WhatsApp ad leads free to message?
Mostly. If the buyer messages from a Click to WhatsApp ad on Meta’s Android or iOS app and you reply inside the customer service window, that reply is free and opens a free entry point window of up to 7 days in which Meta does not charge for your messages, except Meta Business Agent replies. Desktop and web do not qualify. You pay for the ad.
Can I send new listing alerts to buyers on WhatsApp?
Yes, as marketing templates to buyers who opted in to hear from you. In Australia a listing alert is a commercial electronic message under the Spam Act 2003, so it also needs consent, sender identification and a working unsubscribe. Meta may cap how many marketing templates a person receives, and as at 16 October 2026 it does not deliver marketing templates to United States numbers.
How much does WhatsApp cost a real estate agency each month?
In our worked month (80 ad leads, 220 portal enquiries, 1,600 listing alerts) Meta’s fees came to A$194.97 on the AUD card for Australian numbers, AED 396.03 for UAE numbers and £88.06 for UK numbers, before partner, AI or ad costs. Listing alerts and follow-up templates were 88–95% of the bill, so marketing templates matter more than AI replies.
Which WhatsApp AI agent is best for a real estate agency?
Our pick is Zian AI, because its AI receptionist answers calls 24/7 and its agents follow up on WhatsApp, SMS and email; it is in partnership-application beta. LeadsNow.ai is the done-for-you option. AiSensy, Wati, respond.io and Kommo publish real-estate pages, and Meta Business Agent is free to start.
